Most of my conversations were about change and change bringing opportunity. We discussed the likelihood that developers will need to get used to giving away more as social benefits will be the order of the day in a ‘fixed’ planning system and that this will dramatically impact the cost of land. We also discussed that there is opportunity with social providers – possible opportunities to trade with HAs that have aging stock that they cannot afford to maintain – new efficient units (high density) for old inefficient units (low density) – or some other way of getting sites to regenerate.

With the presumption in favour likely to return, any sites where the council hasn’t met it’s housing target is worth revisiting. Brownfield first remains a key are of focus and many sites exist that haven’t yet been brought forward (I would ignore the brownfield lists as they have been exhausted). Most boroughs with Greenbelts have already undertaken reviews already and if you google the name or the borough and Greenbelt review, the report has a handy appendix with sites they would release for you to target. Affordable home delivery is a key part of the next five years for delviering homes so make sure to connect with your local housing association/registered provider as they are a good source of new sites or buyers for you to work with. Many commercial leases are still expiring on properties where the rental market is drastcially differnet from 5-10 years ago and present great opportunities for redevlopment. With BNG adding another cost to the development stack and CIL rates indexing higher and higher, Self Build’s exemption on small sites presents a strong alternative commercially and in planning terms.
