Stratstone Projects have recently completed all internal aspects of a 68-apartment and 3-storey Hackney New Primary School scheme for a private developer, Thornsett. Challenging the traditional build model, Thornsett undertook the construction of the Frame and Envelope, in which Stratstone Projects delivered the full fit-out of 34 x one-bedroom, 31 x two-bedroom and 3 x three-bedroom apartments, along with the Primary School, now hosting 350 students.
Packaging the fit-out elements as one turnkey contract, Stratstone Projects aided the cost reduction on this element of the build by 12%, whilst delivering a 48-programme for the apartment fit-out in 35-weeks. These efficiencies were achieved through a reduced Preliminary and Management costs usually experienced in the traditional build model, more effective coordination of programme with one point of contact and having direct labour readily available when required.
The success of this project is testament to the Stratstone Projects’ Interiors Solutions model, showcasing a cost-effective build model for clients who want to retain greater control on their build whilst increasing profitability.
